Manufacturing wood special orders: We will not reproduce solid wood items during the summer months: May - September. The factories are not a controlled environment and we cannot guarantee items. It's best to shop retail or find antique items in Zhuhai with us.

DELIVERIES:
Freight is
additional and paid on delivery in RMB.
About $300- 450 RMB for first large piece. Additional cost for additional pieces - it is calculated on size of shipment and area of Hong Kong.
Freight company will contact you the day before arrival with time and amount due. That can be the day before or the actual day of delivery.
You will need RMB available. We will try and notify you when shipped from China about what the shipping fee will be.
If your items are from several factories - shipping may be more. Style numbers start with a factory code - you will know how many factories are of interest.
We may have 1-2 factories from Panyu where the shipping fees will start around $700-1000rmb. Their factory codes will be : 14 and 15.
WHEN DELIVERED: make sure the delivery men unwrap and set up your piece. They are not always likely to remove the paper to their truck. We do not have control over the delivery services, although we have tried to target the ones that have been successful in the past.
Please make sure your elevators and stairs will accommodate the size of your piece. Extra stairs may mean extra delivery charges and will be quoted on site. If the item has to be returned because of not making it to your home - you will be charged for the returned rate as well as the delivery charge. If it needs to be re-delivered, there will be an additional charge.
ALTERING A PIECE:
If a piece
needs to be refinished (better the finish or recolor the finish) e-mail for price quote.
SPECIAL ORDERING AND CUSTOM DESIGN WORK:
Special ordering is different for each area of product. Contact us for specific details. After confirmation and payment it can take 5-7 weeks for delivery depending on item.
Furniture deposit
of 70% is required.
Special orders cannot be canceled! You have 24 hours when payment is rec'd and item confirmed to change your mind and make any changes. These items are custom made and there are no refunds. Deposits will be lost if canceled.

from the factory. We try and represent as best as possible, but we have not physically
seen every item.
Many Antiques have imperfections - That is part of their charm and history.
We cannot say an item will not crack. Air Conditioning and Cold dry weather can both be a factor. Some might more than others - age usually helps in the reduction of cracking. Many of the pieces are kiln dry, but this does not guarantee it. Again, it's an old piece with age and history - this just adds to it.

Please order with care - items may have small imperfections coming directly from the China factory which is a 'cottage' industry. Pieces of wood may show imperfections but they will be lacquered over. We have not physically seen each piece. We do not have a return policy guarantee - but we guarantee you the best value on a very unique piece.
Please have an understanding of what will fit your elevators, hallways and rooms.
Elevator doorways are smaller than the inside. Items have to be tilted to enter. Make sure there is enough room for the tilt. Is there enough room in front of the lift - going in and going out? Check the measurement between the arm rails on the lift.
For an item going down a hallway and making a turn into a room. No large furniture should be turned. It should be able to move down the hallway and then sideways into the room needed. Measure from your baseboards - not your walls.
Going into a room - is there a wall directly in front of the door? Will the item make the turn once in the room?
Ceiling height - are there bulk heads in your ceilings. Will the item fit your ceiling height? Will it fit your elevator ceiling height? Because of this many items have to be broken down to 2-3 pieces and stacked. This increases the cost of a piece - more wood and more labor.
Wall space - have you left enough room between several pieces of furniture along the same wall? Have a grace of 3-4 inches at least between two pieces. Then if you've made a mistake there is room to breath.
All sales are final - we do not give refunds for items that don't fit. Please check all worksheets before ordering and be an educated consumer.
